Roof Replacement Services
Grit in the Gutter
Asphalt shingles are coated with granules that act as a protective barrier against the sun. It’s normal for some granules to come loose, especially on a new roof. However, if you notice an increasing amount of granules in your gutters each fall, it could signal an issue. Without these granules, the shingles are exposed to the sun, which can lead to warping, cupping, or deterioration over time.
Roof Is About to Turn 25
Homeowners should review their receipts and home improvement records to find out when their roof was last replaced. Asphalt shingle roofs typically last 20 to 25 years, so if your roof is approaching or beyond that age, it’s time to start planning for a replacement.
Cracking Shingles
From the ground, it may be possible to see what appear to be cracks sprawling across two or three shingles. Those aren’t cracks, though. They’re actually tears that come from prolonged thermal expansion and contraction cycles. As the sun rises and heats the roof, the shingles expand. As the temperatures drop, they contract. Over time, these tiles tear and become the prime location for leaks and structural damage.
Water Damage
Visible water damage inside the home is a clear sign that the roof is no longer providing proper protection. This could be caused by ice dams, damaged shingles, worn flashing, or poor installation. Regardless of the cause, leaks won’t fix themselves, so homeowners should promptly consider roof repairs or replacement. Ignoring a leaky roof can lead to mold growth and attract pests like carpenter ants.
